Original Article: No Shortage Of Choice When Looking At Different Types Of Garage Doors

You certainly won’t be spoilt for choice if you are looking for a new garage door. There are hundreds of types of garage doors available in kinds of materials, sizes and styles. Whether you are replacing your garage door or perhaps even building a new garage, your first priority is to get a door that complements your home’s individual style. A garage that doesn’t reflect continuity of the home can look like an eyesore.

Next comes the decision on what material to choose. If easy maintenance is a priority, a stainless steel door could be your first option. Not only are they virtually maintenance-free but they always look good. You may prefer the warmth and friendliness of wood. Wooden garage doors are more expensive and will need maintenance, but they have their own unique appeal.

You will also need to decide if you want the garage door to operate with a remote control. This is important if you live in a place where it often snows or rains a lot. You can drive in and out of the garage without exposing yourself to the elements. A remote controlled garage door will also offer security.

A very fashionable type of garage door is the carriage-house style door. Up to now these have been quite costly. But some manufacturers are now producing a much cheaper version made of steel with a wooden overlay that gives the same effect. These are easier to maintain than their wooden counterparts, and they won’t fade or rot.

Roller doors are ideal for garages that are in close proximity to the curbside, or driveways that are short. The door simply rolls open and shut on a rolling drum installed at the top. Therefore the door won’t jut out into the curb. They are inexpensive, practical and space-saving, and can also be controlled with a remote.

Depending on size, design and the material, garage door prices start from a few hundred dollars upwards to several thousand dollars. A great way to check out all options is on the internet. Visit websites and see all the various types available. Compare prices and look out for seasonal specials. You will find attractive garage doors to suit any budget.

As previously mentioned, whether you decide on a stainless steel door or a wooden one, both have different appeal. If you finally opt for a wooden door, remember that it will need repainting at times, especially if it is exposed to harsh weather. But at the end of the day, the decision is yours!

Original Article: Tips for Selling Las Vegas Real Estate

Why is it some home sellers struggle more than a low flow toilet while others get a contract right away?

Maybe you can chalk it up to salesmanship. Or the fact some do all they can to produce a faster sale for more money – even ins a soft real estate market. Which might include generating curb appeal, home staging, proper pricing, pre sale inspection, sales incentives and working with a knowledgeable Realtor. Using all or at least most of these tips should produce a sales contract faster.

In a soft market it’s vital you price your house right. Using the sales price of comparable homes sold recently as your guide. That’s a true indicator of what the market is paying for similar properties. New listings priced right shouldn’t linger because buyers are watching for reasonably priced options. Don’t miss your opportunity.

Get the house professionally inspected. This will highlight potential problems before they become a problem identified by the buyers inspector. Plus an inspected house is like a certified used car. Buyers can bank on the fact that a third party says there is nothing materially wrong with your house that hasn’t been addressed.

Appearance is everything. Which is why some find hiring a pro to help stage their house to be a good investment. This goes beyond paint and elbow grease. It’s a way to help buyers see themselves in a house that is appealing and fits their needs. Think of your house as a product. You want to impress with what you’re offering. Staging is a way to do so.

Turn on the curb appeal. You want the external appearance, or curb appeal, to dazzle any buyers as they drive up. Things like painting the front door, planting flowers, laying down fresh mulch are proven ways to make the first and best impression you can.

Tempting sales incentives may not directly affect the sale but they can get you more buzz. Offer a bonus to any realtor who brings you a buyer. Offer to pay for the required inspections and closing costs. Think outside the box and offer a pair of coveted season tickets to a local sports team. Granted such moves won’t help sell a house that’s overpriced. But sometimes you may need to do such things to keep up with the competition.

Experience counts when it comes to real estate agents. Especially in a market glutted with houses for sale. So find a full time Realtor who knows the area. One who’s been in the business during both boom and bust times. And don’t be suckered in by any who promise to get more for your house than you know it’s worth.

These six strategies, if applied right, can be effective in clinching the deal. So don’t look to sell any house without having checked each of these off your list.

According to author, Irish E Danner, you can find good values in Las Vegas condos or even with Las Vegas houses for sale if you know how to go about it. Irish has contributed articles that go into that in detail to TakeMeHomeToVegas.com. Why not check it out for yourself?

Original Article: Fight Low Appraisals With A One-Two Punch

In real estate markets where the inventory of unsold homes is escalating a common problem occurs. That is sometimes when a deal is struck it can be put at risk by a low appraisal. Meaning that unless the seller lowers their price or the buyer puts more down the sale can be scuttled. What can be done to avoid such a headache? Let’s find out.

Basically appraisals are built from what comparable properties (comps) sold for. Various factors are taken into consideration. Facts about the house to the type of sale was recorded as these can all affect valuation.

Then too how appraisers are selected has been changed. Before the housing bubble mortgage brokers and lenders worked with local appraisers. Some felt the need to come up with an appraisal that made the deal work. Now appraisers are selected from a pool so as to remove any outside pressures that might influence the final valuation.

So one possible reason for the lowball appraisal is unfamiliarity with the neighborhood.

Another cause of low appraisals is that in a slow real estate market there are fewer comps to compare to which makes it hard to find suitable comps.

Mistakes happen. Which would be the third reason for a low appraisal. In the rush to get the appraisal done, the person may miss something about your house or simply select the wrong comps.

What can be done to avert such a mess? Do what you can to insure your property is properly valued. Even if an appraisal is technically an opinion it carries a lot of weight in this transaction. And there’s very little to insure the valuation is 100% spot on. So you need to do what you can to make sure it is close.

For starters identify appropriate comps yourself. Then try to learn the story behind any that sold for a price lower than they should have. Things like divorce, deferred maintenance, or a short sale perhaps. Make the appraiser aware of these. At the least they may use these as a starting point.

Curb appeal can affect the numbers. Do the same type of prep for the appraiser as you would for an open house. You want the house to make a good first impression inside and out.

Highlight the selling points. Is there anything about your house that makes it stand out like special upgrades, renovations or recent remodeling? Provide the appraiser with a list of these. Pointing out the landscaping, little known benefits the neighborhood offers (schools) the yard filled with trees. Sometimes under the gun to get the appraisal done the appraiser may not notice all these.

Double check the facts in the final report. There’s no problem asking to see the appraisers report to see if there are any mistakes like the square footage area of the house, size of the lot, number of bathrooms and so forth. If such mistakes are found a do over is in order.

In a distressed real estate market there are enough things working against completing the deal as it is. So it’s smart to do all you can to insure that a low appraisal isn’t one of them. The process of appraising property is somewhat subjective. So want to do all you can to insure the judgement made about the value of your house is as fair as it can be.

Whether you’re a buyer or seller of Las Vegas Nevada real estate there are decisions to make. Do you buy a condo, look at on the of the Las Vegas area new homes or consider the foreclosure market? By visiting TakeMeHomeToVegas.com you will begin to better understand your options and which may be best for you.

Original Article: Tackling Las Vegas Garage Door Repair

For those who notice that their garage door is less than ideal, what they notice is that the entire appears out of repair even though it may not be. The conditions of weather and use take their toll and can leave doors with rust, peeling paint, or disrepair. Regardless of the reason, as worker return home each day they can’t help but notice flaws and this can reflect poorly on occupants as well as the home itself. Fortunately, assistance is available from the many las vegas Garage Door Repair companies that will make tackling a project of this size much easier.

Metal doors are much different than wood not only in their composition, but also in how they are repaired. To repair many doors is an easy at-home project since many flaws are superficial. However, since many metal doors contain slatted panels, which reduces repair costs, simply replacing the damaged section can solve the problem. In this case, an expert in the field may need to be consulted since sometimes special tools are required to get panels in and out without damaging those around them.

In attempting to find a panel there are a few options. One can look on the door itself to find the name of the manufacturer and contact them, via the Internet, to find out if the panel is available or to get a reference to dealers in the vicinity from homeowners who have the same model. Another option is to check with recycling and rebuilding places. Sometimes when a property is demolished some parts of the garage are retained and can be purchased from a recycling center.

The framing structure of a garage door is more difficult to repair since it must be square in order to work properly. The materials themselves are not hard to find, however, making sure they are installed properly may require the services of one of the experts from a local las vegas Garage Door Repair shop.

Most often in a door repair project it must be painted the same color as the house. Other times it remains the original metal color. If it has been painted, trying to match the color may be difficult. It is suggested that a piece of the damaged part be taken to a paint store where they can usually combine tints to match colors.

Metal doors are painted somewhat differently from wooden ones. They still must be sanded, but the process is a little different. Next, they must be primed, then painted, and finally sealed. Additionally, it’s important to take note of they type of material the door is made from as galvanized metal is treated somewhat differently from more high tech products. Whenever possible, however, finding recycled material will save much in the long-run.

The garage door is a huge feature on any home and needs to be kept in good repair. By conducting basic maintenance little things do not have a chance to become huge projects. Many projects can be completed easily by homeowners, but when needed any of the las vegas Garage Door Repair companies will be eager to lend a hand.

Original Article: Home Sellers: Grab Seven Effective Home Makeover Tips

No doubt about it selling a home is stressful. Life is a fishbowl offers little privacy and few benefits. Which is why you want to do all you can to make your stay in such a highly visible state as short as possible.

To minimize your stay in stressed out mode you want to do all you can to impress would be buyers on first sight. And to do that you want to make them feel they’re being wooed. That starts with curb appeal. And is continued by presenting the appearance of the most maintenance-free home they can imagine themselves in. Because after going through all the packing and unpacking involved in a move who wants to deal with a toilet over flow at 1:00 AM their first week in the place?

Yet don’t see dollar signs at the mere mention of the word “makeover”. We’re talking cosmetics here. Where even a thousand dollars can work wonders. Not miracles but wonders none the less. Giving you a house that easily stands out from others being marketed by the less well informed competition.

That’s right. A few bucks combined with ample elbow grease can spiff up your house better than you might think possible. And yes, it does need to be clean beyond anything you might imagine to successfully lure in your replacement owner sooner rather than later.

Naturally there are a couple of areas that deserve immediate attention. Inside that would be the kitchen and bath. Those are the two most important rooms in the house in fact. Plus the impression made by the front entrance as seen when pulling up to the curb is also vitally important.

Not to mention any glaring flaw that is an instant turn off must be resolved, replaced or removed. Be that a bright red stain on beige carpet. Or a driveway with a huge crack in it. You want to remove the obvious warts because buyers see those as headaches you’re leaving behind for them to take care of.

So take a good hard look at the front entrance. Does is invite with a “Welcome. Come on in?” look? If not that’s an image easily created by a shiny, new, brass mailbox, freshly painted front door, new door hardware and shrubbery that is nicely trimmed and framed by plantings appropriate for the season.

Considering your bathroom next, what kind of statement does the vanity make? Especially the side facing the commode? What else is there about the bath that could be a potential deal killer? Whatever it is, cover, replace or fix it right away.

How are the kitchen appliances? Consider replacing the oldest among them. Especially if it sports a name badge of a manufacturer that went out of business decades ago.

In general you want to get most of the de cluttering and extensive cleaning done before you let the Realtor put the For Sale sign in your front yard. And since your house may be compared to one, keep a brand new house in mind when doing the cleaning.

Believe it or not your house can’t be too clean, the front entrance can’t look too inviting, and the kitchen can’t be too charming. At least not if you are intent on turning more than a few buyers’ heads so as to sell your home sooner rather than later.

Original Article: Do You Live In Las Vegas And Need Auto Insurance?

My car insurance was recently up for renewal and I thought I would put some effort into shopping around.

Many of us that decide to take out that cheap car insurance option will, in the event of making a claim, feel let down by the insurance company somewhat. If you have you ever had to make a claim against your insurance then you may agree with what I’m saying – I bet some of you will have had to chase the insurance company to get things sorted out, alot of you will maybe have had a game of tug-of-war with the insurer about the costs of the claim, and I would risk a fair stack of chips (we are in Las Vegas after all!) on most having found it stressful.

In its annual report of 2008, The National Association of Insurance Commissioners report revealed that the average premium per vehicle in Nevada state was $1,137 annually, whilst passenger car insurance for the remaining states was significantly less at only $937 per vehicle.

Since car insurance is more expensive for those of us who happen to live in Las Vegas or somewhere else in Nevada, we need to make sure we get a good deal for our money.

To ensure that you get a good deal for your money, make sure you are aware of what you are getting for your dollar. I consider a good policy to be one that meets your minimum liability by law yet also provides other levels of cover that you require without incurring any issues from the insurance company should you need to make a claim. Check out your intended insurance company carefully, do they have a good reputation?

Bodily injury and property damage cover can be purchased as what is known as split-limit cover or combined single-limit cover. If you choose to pay for a combined single limit, then the figures for property damage and bodily injury are combined ie. $40,000 is the minimum (required under Nevada law) combined single limit for all property damage and bodily injury.

Comprehensive and collision cover are not required by law in the state of Nevada and is generally unavailable for some ie. young drivers who are of minimum age.

Again, medical payments or uninsured/under-insured motorist cover are not strictly required under Nevada law, but all insurance companies are required to offer it to you by law with a level of cover of at least $1000 and uninsured/under-insured motorist cover at an amount equal to your bodily injury cover (this is to protect you in the event you have an accident with another party who is found at fault but does not have the minimum levels of cover required).

If you are planning on leasing a vehicle then you are advised to check the lease agreement since you will mostly be required to have a liability cover of $100,000 per person, $300,000 per accident and possibly a damage cover over the lower limit of $10,000 required by the law in Nevada.

Original Article: Downtown Vegas Why I Love It

When you go to Las Vegas you might consider staying downtown on Freemont Street. It is the old school Vegas experience that I love when I go there. Now the strip is nice, but it costs you too. You can stay downtown Vegas for about the same price as you can stay anywhere else, and there is just as much to do and there is easy access to the strip.

Binions is a hotel on Freemont Street. It has a great restaruant in it where you can get a cheap meal called the Coffee Shop. They also have the original Binion’s million there where you can get your picture taken with a million dollars in cash. They also have dealers dressed in fancy clothes that are almost more sexy then any place in Vegas, plus if you need help Gambling they are the place to go.

Now I have heard bad things about the Golden Nugget from pit bosses at the other casinos so I have never stayed or gambled there, but if you are in the area I do say you have to go check out the Shark Tank. There is a huge Shark Tank in the middle of their pool and you can even take a waterslide through it. They also have an outside bar on freemont where you can buy a specialty glass and get cheap refills on all drinks.

The first time I went downtown I stayed at the 4 Queens hotel on Freemont Street. I really enjoyed myself there and I would say they are the reason I am attracted to downtown. The hotel is named after the original owners 4 daughters, but the new owner also has 4 daughters which I find odd. This hotel is old, but it still is a classy lady for its age.

So to wrap this up I have given you 3 hotels that I think are worth checking out downtown. You can also find deals at The Freemont and the Plaza as well as the Golden Gate where the 50 cent Shrimp Coctail originated. I haven’t stayed at the latter hotels, but as soon as I do you can count on me to tell you about them.

Is saving 40% a condition of Great Hotel Rates? I think so, if you agree visit Chris’ site and book today for your next trip.
